SELLING PROCESS

STEP ONE – PUTTING YOUR PROPERTY ON THE MARKET

As soon as you’re ready, one of our team will come out to value, view and measure your property. We’ll then prepare the marketing details for your approval and once you’re happy, we’ll send them to print.

We’ll also organise a marketing plan for you. This can include registering your property on national property websites, local and national advertising, featuring your property in our local office window, and a ‘For Sale’ board, should you wish one.

Before the marketing details are printed, we’ll contact our existing database of purchasers who are looking for local properties for a potential quick sale.

STEP TWO – VIEWINGS AND OFFERS

We’ll arrange viewings that are subject to any restrictions you specify (we accompany all viewings so you don’t necessarily need to be at home).

We’ll provide you with detailed feedback from prospective buyers, let you know of any offers that have been made and buyers background information (such as whether the purchaser is a first time buyer, a cash buyer or has a property to sell).

STEP THREE – MAKING THE SALE

We’ll negotiate with the purchaser on your behalf and accept an offer when you instruct us to do so.
We’ll liaise with your solicitor regarding the legal formalities and maintain the momentum in order to achieve an early exchange of contracts (keeping informed and up-to-date with items such as the survey, mortgage valuation and other outstanding matters as and when they arise).

Finally, we’ll help with completion arrangements, including handing over the keys to the new owners of your property.

Rent Appraisal

Please contact us if you’d like an independent appraisal of your property’s potential rental income. Rents received are payable by the tenant monthly to our client account and you’ll be paid direct from this account. We’ll then prepare, at regular intervals, a clear income and expenditure account.

Deposit

We collect a deposit from the tenant to safeguard against damage and dilapidations and will take on the responsibility of protecting the deposit via a government approved Tenancy Deposit Protection scheme. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. Any disputes will be referred to the dispute resolution service of the Tenancy Deposit Protection scheme used.

Tenant

We will find a suitable tenant for your property and take up essential references and credit checks.

Agreement

We will prepare an easy to read legal agreement which complies with current legislation. In general this will be for a period of 16 months and then renewable on a month to month basis. This gives you, the landlord, the flexibility to re-occupy or re-let the house after giving the tenant two months’ notice to quit. Similarly the tenant may terminate after the initial period by giving at least one month`s notice.

Rates and Services

The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.

Repairs

Although we can help you with repairs, it is your responsibility to ensure the property is in good condition, with the exception of window glass or other breakages caused by the tenants. Repairs can be carried out by contractors nominated by you, or our own contractors with their charges deducted from your account. We will always ask for instructions before commencing any large scale repairs.

Tax

From the total rent received in a tax year you can normally deduct, for tax purposes, the following:

  • Our fees
  • Fair wear and tear & repair costs
  • 10% of rent for depreciation( if furnished or part furnished)
  • Interest paid to the Mortgage Company
  • Insurance premiums

You then pay tax on the remainder of the rent. Getting the best tax advice can mean the difference between your Buy to Let being profitable – or not! If you would like a comprehensive tax service our office can arrange this for you.

BUYING PROCESS

STEP ONE – THE OFFER

You will need to confirm your offer in writing, and we can help you to do this. We recommend that you include the following:

  • confirmation of the sum agreed
  • an estimated timescale for exchange and completion
  • your survey requirements
  • details of how you will purchase the property (whether or not you will be taking out a mortgage and whether the purchase is dependent on the sale of your existing property)

STEP TWO – ENGAGING PROFESSIONALS

You will need to instruct a solicitor or licensed conveyancer and agree terms with them accordingly.

If you are applying for a mortgage, you will need to liaise with your financial advisor or mortgage provider to arrange the mortgage survey and to confirm the exact amount you intend to borrow.

STEP THREE – CONFIRMATION & PAPERWORK

Once your offer has been accepted we will send all parties written confirmation and the Memorandum of Sale outlining all the details of the sale.

At this stage you will need to communicate with your solicitor on a regular basis to ensure that the sale is running smoothly and that everything is in place for the exchange of contracts.

STEP 4 – EXCHANGE AND COMPLETION

Before you can exchange contracts you will need to transfer the funds for your deposit to your solicitor – make sure you allow enough time for this as banks can be slow at transferring money.

Make sure your home insurance is in place from the date of exchanging contracts.

Once contracts are exchanged, make sure arrangements are in place to transfer the final completion funds to your solicitor.

On the day of completion you will be able to collect the keys to your new home as soon as the vendor’s solicitor has received the monies. Now all you have to do is move in and enjoy your new home!

TENANCY PROCESS

Viewing

Having identified prospective properties, BRACEWELLS Lettings will arrange for you to view the properties. These will be arranged at a time to suit you, which could be in evenings or week-ends, subject of course to the Landlords permission. Viewing will always be accompanied by the local BRACEWELLS representative, who will be able to provide immediate advice and answer any questions you may have.

Application

Having selected a property, we need you to complete a written application form to apply to rent the property. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.

Administration Fee

On application BRACEWELLS Lettings charge an administration fee to cover the tenant`s share of references and credits checks, producing the Tenancy Agreement and legal notices, check-in, and all other administration to start the tenancy. Where an Independent Inventory Agent is used there may also be a fee from the Inventory Agent for the check-in.

References

BRACEWELLS will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken.

Where a tenant is unable to meet the required income or credit checks, the tenant may be able to have a Guarantor agree to underwrite any rent liabilities.

Deposit

A deposit is required prior to occupation. This is normally equal to about 6 week`s rent, but may vary. Check with your BRACEWELLS representative. This deposit will be protected in accordance with the Tenancy Deposit Protection legislation where applicable.

The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy BRACEWELLS Lettings, or an independent Inventory Agent, will check the property in the presence of the tenant and assess any damages and deductions due.

Rent

Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the BRACEWELLS Client Account, monthly in advance, with the first month`s rent due before taking occupation of the premises.
